The sequence is not a checklist — it is a discipline. Buyers who run in order tend to clear in 120 days. Buyers who run out of order either compress too early or re-trade at the inspection window. The five steps below are the same five steps on the same calendar I run for every Tampa Bay relocation client this year.
01 · Tour
Tour three or four lifestyle patterns, not doors.
A relocating buyer who schedules ten showings in zip-33611 the first week is too narrow. Tour across two or three lifestyle containers — one urban-walkable, one water-adjacent, one family-anchored — so the shortlist is shaped by routine, not the most photogenic listing of the week.
02 · Shortlist
Shortlist to two or three candidate addresses.
The list gets tight after the lifestyle pattern is set. Two or three properties, two or three micro-markets, one tight buyer-side comparison. Each candidate gets the same underwriting work — flood panel, elevation certificate, school assignment, HOA + CDD, seawall condition if applicable — so the shortlist is a clean decision, not a coin flip.
03 · Inspect
Inspect for the Tampa-specific risk profile.
A Tampa Bay luxury inspection is not a national inspection. Roof age relative to the 2017 hurricane cycle, opening protection documentation, four-point insurance form, wind-mitigation credits, prior flood claims, and seawall condition for any bay or canal frontage. A generalist inspector misses two of these; a Tampa Bay specialist catches all of them.
04 · Finance
Underwrite the monthly outflow, not the headline.
Jumbo lender, second-home reserves, asset documentation, and the surge-letter for relocation buyers are the four finance inputs that determine whether the file clears. The buyer who arrives with a complete lender package and a 60-day rate lock is the buyer who wins the multi-offer scenario.
05 · Close
Close with the moving-day stack already built.
Utilities, mail, driver license, vehicle registration, voter registration, HOA transfer, landscaping, school transfer, and the school system enrollment appointment are the moving-day stack. Any one of them missing on day 31 turns a 120-day relocation into a 150-day one.
