The Area

Room to grow, and growing fast.

Wesley Chapel was mostly ranch land and citrus a generation ago. Today the census area alone counted 64,866 residents in 2020, with shopping, two hospitals, and new schools following the rooftops along State Road 56 and I-75.

Much of the new-home building has shifted east. Two Rivers is a roughly 6,000-acre master-planned community in southeast Pasco and northern Hillsborough, and the Villages of Pasadena Hills is a county-planned growth area of about 22,000 acres between Wesley Chapel and Zephyrhills, filling in neighborhood by neighborhood.

New Construction

Two Rivers and the Villages of Pasadena Hills.

Two Rivers' plans keep evolving: in 2026 Pasco's Planning Commission recommended changes that would add nearly 4,000 single-family homes and a surf park. The Villages of Pasadena Hills is governed as a special district by the Pasco County Commission, with several builders and neighborhoods at different stages.

For buyers, that means choice and incentives, but also neighborhoods where the amenities, roads, and schools may still be under construction. See the separate Two Rivers and Villages of Pasadena Hills pages for builder-level detail.

Daily Life

Shopping, hospitals, and I-75.

The Shops at Wiregrass, an open-air center, and Tampa Premium Outlets sit along State Road 56, with AdventHealth Wesley Chapel next door. I-75 and the SR 56 extension connect the area to Tampa, New Tampa, and Zephyrhills.

Before You Write an Offer

What I check on every Wesley Chapel, Two Rivers & Pasadena Hills address.

  1. 01

    Community development district fees

Many new Pasco communities carry a CDD assessment on the property tax bill. Ask for the annual amount and how many years of bond payments remain.

  2. 02

    What's built versus planned

Confirm which amenities, roads, and schools are open today and which are only planned, and ask for dates in writing.

  3. 03

    Builder contract and inspections

Read the builder's contract and warranty, and hire your own inspector at pre-drywall and before closing.

  4. 04

    School assignment

Fast growth means Pasco County Schools boundaries can change. Confirm the specific address with Pasco County Schools.
