The Community

Island living at the mouth of the bay.

Tierra Verde sits on islands near the entrance to Tampa Bay, largely built up by dredging and filling in the mid-20th century. The Pinellas Bayway links it to St. Petersburg to the east and St. Pete Beach to the north, and the census area counted 3,836 residents in 2020.

Most homes sit on canals or open water, and boating is a way of life. Fort De Soto Park — Pinellas County's largest, at 1,136 acres across five connected keys — lies just to the south.

Daily Life

Boats, beaches, and Fort De Soto.

Fort De Soto Park has miles of beach, a Spanish-American War-era fort, a seven-mile paved path, kayak trails, and a dog beach. Tierra Verde's marinas and waterfront restaurants are close, and Pass-a-Grille and St. Pete Beach are a short drive north.

  • Fort De Soto Park's beaches, fort, trails, and kayaking
  • Deep-water canals and quick access to the Gulf and Tampa Bay
  • Marinas and waterfront dining on the island
  • Pass-a-Grille and St. Pete Beach nearby
  • About 25 minutes to downtown St. Petersburg
  • Tolls on parts of the Pinellas Bayway
Homes

Canal, open-water, and gated.

Housing includes single-family homes on canals and open water, townhomes, condominiums, and gated enclaves, many with private docks and lifts. Older homes built at lower elevations sit next to newer, elevated construction, and that difference shows up in insurance quotes.

Hurricanes Helene and Milton in 2024 brought major storm surge to Pinellas barrier islands, so a home's elevation, construction, and repair history belong at the top of any buyer's list.

Before You Write an Offer

What I check on every Tierra Verde address.

  1. 01

    Elevation and storm history

Get the elevation certificate and ask what happened to the home in the 2024 storms, including any permits for repairs.

  2. 02

    Seawall and dock condition

Have the seawall, dock, and lift inspected, and confirm water depth to open water at low tide.

  3. 03

    Flood and wind insurance

Get flood and wind quotes before your offer; they can vary sharply between neighboring homes.

  4. 04

    Substantial-damage rules

If a home was heavily damaged, ask Pinellas County whether rebuilding rules require elevating it.
