The Community

A small town by the river.

Tampa Palms is a mixed-use planned community in New Tampa, north of the University of South Florida, along the Bruce B. Downs Boulevard and I-75 corridors. Its developer, Ken Good, described it as "your small town by the river" — the Hillsborough River forms its southern edge — and it was planned from the start with homes, shops, offices, schools, churches, and parks.

Designed by the engineering firm Post, Buckley, Schuh & Jernigan, Tampa Palms won the Southeast Homebuilders Association's Aurora Award and was named the top master-planned community in the country by the National Association of Home Builders. The red brick walls and monuments at its entrances carry through all its villages, and wide, landscaped boulevards like Tampa Palms Boulevard tie it together.

Homes

Twenty-eight villages, very different homes.

Tampa Palms is organized into 28 villages that range from estate homes and single-family custom homes to townhomes, condominiums, and apartments. Most of the community was built from the mid-1980s on, so buyers find established landscaping and mature trees instead of new construction — and homes whose age, roof, and systems matter in the price.

Because each village has its own character, lot sizes, and in many cases its own rules, the right comparison is usually village by village rather than Tampa Palms as a whole.

Amenities

Compton Park, the preserve, and the club.

The Tampa Palms Owners Association (TPOA) is headquartered at Compton Park, where about 10,300 square feet of clubhouses sit beside the community's main recreation grounds. The association also maintains a 45-acre preserve directly on the Hillsborough River for owners.

  • Junior Olympic heated pool and kiddie pool at Compton Park
  • Lighted tennis and pickleball courts, plus basketball courts
  • Playgrounds and open fields
  • Riverfront preserve with canoe access, hiking trails, and camping
  • Tampa Palms Country Club — private, with an 18-hole Arthur Hills course in an Audubon-certified sanctuary
  • Shopping, dining, banking, and medical offices inside the community
Costs

Understanding the TPOA and the CDD.

Two organizations keep Tampa Palms running. The TPOA sets community standards and runs the amenities; its assessment was $322 per residential unit for the 2024–25 fiscal year. Many villages also have their own association with separate dues.

The Tampa Palms Community Development District (CDD) is a special-purpose unit of local government that maintains the boulevard landscaping, entry monuments, street lighting, 69 stormwater ponds, ten lake fountains, and three community parks. CDD assessments are typically billed with the property tax, so look at the full tax bill when you budget, not just the HOA dues.

Tampa Palms North, on the northern side of the community, has its own owners' association and clubhouse — another reason to confirm exactly which associations apply to an address.

Location & Schools

North of USF, inside the city.

Tampa Palms became part of the City of Tampa when New Tampa was annexed in 1988. USF and the medical and research employers around it are to the south, I-75 runs along the community's east side, and Bruce B. Downs Boulevard is the main north–south route.

Tampa Palms Elementary sits within the community. Schools serving the area also include Chiles Elementary, Liberty Middle, and Freedom High. Assignments are set by address, so confirm the specific property with Hillsborough County Public Schools.

Before You Write an Offer

What I check on every Tampa Palms address.

  1. 01

    Which associations apply

Confirm the TPOA, any village association, and whether the home is in Tampa Palms North — and get each one's dues, rules, and approval process.

  2. 02

    Full carrying cost

Add CDD assessments from the tax bill to HOA dues and insurance so you compare homes on their true monthly cost.

  3. 03

    Age of the home

Most homes date from the late 1980s onward. Check the roof, HVAC, plumbing, and windows, and how they affect insurance.

  4. 04

    Water & elevation

Homes near the river, ponds, or wetlands should get a flood-zone check and, where relevant, an elevation certificate.
