Pendry Tampa has topped out. Crews finished the 38th and final floor of the hotel and condominium tower on the Tampa Riverwalk, and the project is expected to open in 2027. Tampa Mayor Jane Castor called it “an incredible addition to Tampa’s skyline” at the ceremony marking the milestone.
For buyers, the headline number is not the height. According to developer Two Roads Development, more than 80% of the 190 residences are already sold, with pricing starting at $1.7 million. That leaves a short list of homes, and it changes how you should approach the building.
I covered where construction stood in the spring in my Pendry Residences construction update. Here is what the topping-off means now.

What Does “Topped Out” Actually Mean?
Topping out means the building’s structural frame is complete. It does not mean the homes are finished. Exterior glass, mechanical systems, interiors, amenity spaces, and final inspections still come before anyone moves in.
It is still a meaningful step. The building has gone through several versions over the past decade, and the site at 111 S. Ashley Drive was once planned as Trump Tower Tampa. Coastal Construction says it worked through difficult ground conditions on the waterfront site to get here. A finished frame removes a large share of the uncertainty buyers face with a project that exists only as renderings.
What Will Residents Get?
The residences come in one- to three-bedroom layouts with floor-to-ceiling glass and private terraces, oriented toward the Hillsborough River and the downtown skyline.
According to the reporting, owners will have access to the hotel’s amenities, including the spa, fitness center, and outdoor pool deck with a bar and grill. Residents also get their own spaces: a dedicated lobby and private entrance, a residents-only bar, a golf simulator, and a reading room.
The ground floor will include two restaurants, one with a lounge and outdoor terrace, plus a speakeasy. Pendry Tampa will be the brand’s first Florida property.
What Should Buyers Do Now?
With more than 80% of the residences spoken for, buyers are choosing from what is left, not from the whole building. The remaining homes may not have the floor, view, or layout you would have picked first, so compare each one on its own merits.
Focus on these questions:
- Which residences are actually left?Ask for the current availability list in writing: floor, stack, view direction, and price. The remaining inventory is a small slice of the building.
- What will it cost to own each month?Ask for the projected association budget and what it covers, including any share of hotel services, plus taxes, insurance, and parking.
- What are the rules for renting and use?Hotel-branded residences often carry their own rules. Read the condominium documents before you sign, not after.
- How firm is the delivery date?Topping out is a real milestone, but glass, interiors, and final inspections come next. Understand what the contract allows if timing shifts.
It is also worth comparing a remaining Pendry residence with resale condos in nearby downtown towers. Those are available to move into now, and you can see exactly what you are buying.
What Does Pendry Mean for Downtown Tampa?
A branded hotel and residence tower on the Riverwalk adds another high-end option downtown, but it does not set prices for neighboring buildings on its own.
For owners in nearby towers, Pendry is useful context, not a comparable sale. Values will still come down to recent closed sales, condition, views, and ownership costs in each building. When Pendry’s residences start closing, those sales will give the market real numbers to work with.
Frequently Asked Questions
What does it mean that Pendry Tampa topped out?
Crews finished the 38th and top floor, so the building’s structural frame is complete. Exterior glass, interiors, and finishing work still remain before the hotel and residences open, which is expected in 2027.
How much do Pendry Residences Tampa condos cost?
Reported pricing starts at $1.7 million. Pricing on the remaining residences depends on floor, layout, and view, so ask for the current written price list.
Are there still Pendry residences available?
The developer reports that more than 80% of the 190 residences are sold or under contract, which leaves fewer than 40 homes. Availability changes quickly at this stage.
Do Pendry residents get hotel amenities?
According to the reporting, owners will have access to the hotel’s amenities, such as the spa, fitness center, and pool deck, plus residents-only spaces including a bar, golf simulator, reading room, and private entrance.
When will Pendry Tampa open?
The hotel and residences are expected to open in 2027. Buyers should confirm delivery terms in their purchase contract.
