The Community

Space, lakes, and a small-town past.

Lutz grew up around a railroad stop. The community is named for W. P. Lutz, credited with bringing the railroad to the area, and the Lutz Junction depot was the center of town until it was torn down in the late 1960s.

Today Lutz is unincorporated and spans northern Hillsborough and southern Pasco counties. The census area in Hillsborough counted 23,707 residents in 2020. Buyers come for land: acre-plus lots, lakefront homes, horse properties, and gated neighborhoods, a short drive from Tampa.

Daily Life

Lakes, trails, and room to roam.

Lake Park, a 589-acre Hillsborough County park on North Dale Mabry Highway, protects five lakes along with cypress swamps and pine flatwoods, and has trails, an archery range, and a BMX track. The Suncoast Parkway and Veterans Expressway make it easy to reach the airport and Westshore.

  • Lake Park — five lakes, trails, archery, and BMX
  • Many smaller lakes with waterfront homes
  • Horse properties and acreage
  • Quick access to the Suncoast Parkway and Veterans Expressway
  • Shopping along Dale Mabry, SR 54, and nearby Wesley Chapel
  • About 30 to 40 minutes to downtown Tampa, traffic permitting
Homes

Acreage, lakefront, and gated enclaves.

Homes range from older ranch homes on acreage to newer gated communities and custom lakefront estates. Because Lutz spans two counties, taxes, permitting, and school districts depend on which side of the county line a home sits.

Many larger lots run on wells and septic systems instead of city water and sewer, and some allow horses or agricultural uses that suburban neighborhoods don't.

Before You Write an Offer

What I check on every Lutz address.

  1. 01

    County and jurisdiction

Confirm whether the address is in Hillsborough or Pasco County — it changes taxes, permitting, and school district.

  2. 02

    Well and septic

If the home isn't on public water and sewer, inspect the well and septic system and get water tested.

  3. 03

    Zoning and land use

For acreage or horse properties, confirm zoning, deed restrictions, and what you're allowed to build or keep on the land.

  4. 04

    Lake and drainage

For lakefront homes, check lake levels, drainage, flood zone, and any lake association rules.
