The Neighborhood

An island neighborhood a bridge from downtown.

Harbour Island began as Seddon Island, a small mud island built up in the early 1900s from the dredging of Tampa's shipping channels and used for decades as a rail and port facility. In 1979 the Seaboard Coast Line sold the 177-acre island to the Beneficial Land Corporation, which turned it into the residential, office, and hotel district it is today.

Today the residential side is a gated community, with guests checked in at the gate. Residents get quiet streets and water on every side while staying minutes from the Convention Center, the Riverwalk, Water Street, and the Channel District.

Homes

Townhomes, houses, and condos.

The island mixes townhome and single-family neighborhoods with mid-rise and high-rise condominiums. Many homes face the water, and some have boat slips or dock access in the island's marina basins.

Because the community is organized into separate neighborhoods and condominiums, each with its own association on top of the island-wide one, monthly costs and rules differ from one address to the next.

Daily Life

Quiet streets, the city next door.

Jackson's Bistro, a waterfront restaurant on the island, is a local landmark. Residents walk or bike across the bridge to the Convention Center, the Riverwalk, and the Channel District.

  • Gated residential entry with guest check-in
  • Waterfront paths and water views from most of the island
  • Jackson's Bistro on the water
  • Short walk to the Tampa Convention Center and the Riverwalk
  • Water Street, Sparkman Wharf, and the arena nearby
  • Quick access to the Selmon Expressway and I-275
Good to Know

Low-lying land on the water.

Like Davis Islands, Harbour Island is low-lying land surrounded by water. Elevation, flood zone, and how a home fared in the 2024 storms belong at the top of the checklist, and condo buyers should look closely at the building's insurance and reserves.

Before You Write an Offer

What I check on every Harbour Island address.

  1. 01

    Elevation and flood zone

Get the elevation certificate and FEMA flood zone, and price flood insurance before making an offer.

  2. 02

    Two layers of association

Ask for the documents and fees of both the island-wide association and the specific neighborhood or condominium.

  3. 03

    Dock and slip rights

If a slip matters to you, confirm whether it is deeded, assigned, or leased, and confirm the water depth for your boat.

  4. 04

    School assignment

Hillsborough County Public Schools zones can split a neighborhood. Confirm the specific address with the district's school locator before you rely on any school.
