Verified October 12, 2026
Adjustable (7/6 ARM)

4.875% rate / 5.882% APR

30-year conventional loan with a 7/6 ARM fixed for seven years, through M/I Financial, on eligible transactions.

Fixed

5.875% rate / 6.095% APR

30-year fixed conventional loan on select quick move-in homes that can close by December 31, 2026, through M/I Financial.

Conditions

  • Financing through M/I Financial.
  • The fixed-rate offer applies only to select quick move-in homes that can close by December 31, 2026.
  • Subject to M/I's qualification, rate-lock, lender, and home-selection conditions; not a rate every buyer will receive.
  • Terms can change without notice.

When observed, the official page displayed eight quick move-in homes and starting plan prices from $428,990. That is availability, not an incentive.

How to Compare

How to compare these offers.

These offers aren't the same kind of offer, so the headline numbers can't be ranked against each other. Which one fits depends on your loan, your timeline, and the specific home. Six things to check before you sign:

Note Rate vs. APR

Read the APR next to every rate.

The note rate sets the principal-and-interest payment. The APR folds in certain loan costs, so it shows more of the loan's full cost. Every rate on this page is shown with the APR the builder published. Compare APRs only for the same loan type, term, and loan amount.

Temporary · Adjustable · Fixed

Three offer types that behave differently.

A fixed rate stays the same for the life of the loan. A 7/6 ARM is fixed for seven years and then adjusts; ask for its index, margin, and caps. A reduced initial payment lowers the payment for a set period, two years in Park Square's promotion, so ask what the payment becomes afterward.

Preferred-Lender Conditions

Know which lender the offer requires.

M/I's offers run through M/I Financial, and Pulte lists Pulte Mortgage's Affiliate Incentive Program as a condition. Ask each builder in writing what happens to the offer if you use an outside lender, and whether incentives must go toward closing costs.

Inventory Specificity

Many offers apply to specific homes.

M/I's fixed rate is limited to select quick move-in homes, Lennar's $25K marker appears on selected homes, and a Pulte Home of the Week price applies to one home. Confirm the exact address or homesite an offer applies to before you plan around it.

Closing Deadlines

Check whether you can close in time.

M/I's fixed-rate offer requires a home that can close by December 31, 2026. Other limited-time offers can end without notice. Match any deadline against the home's completion date and your own move timeline.

Loan Estimate Comparison

Compare official Loan Estimates, not flyers.

Ask the builder's lender and at least one outside lender for a Loan Estimate on the same home, loan amount, and lock period. Compare the rate, APR, closing costs, and cash to close side by side before you sign.

Same home, same loan amount, same lock period: compare the Loan Estimates line by line.

Common Questions

Builder incentive FAQs.

The questions buyers ask most often about builder offers, answered plainly.

✦ ✦ ✦Verified October 12, 2026
Does this page cover every builder near Wesley Chapel?

No. It is a dated snapshot of four offers publicly documented on official builder pages and verified October 12, 2026. Other builders and communities may have offers that aren't listed here.

How often do builder incentives change?

Builder offers, homes, rates, APRs, eligibility, lender requirements, credits, pricing, and deadlines can change without notice. This page isn't refreshed on a set schedule, so check each official source and ask the builder before you sign.

Will I qualify for these offers?

Not necessarily. Each offer depends on the builder's and lender's conditions, such as credit qualification, the specific home, the lender used, and closing timing. A builder or lender confirms eligibility for your transaction, not this page.

Are builder incentives negotiable?

It depends on the builder, the home, and the timing. Ask for any offer and its conditions in writing, and confirm how it applies to the specific home before you sign the contract.

Do I need a Realtor for new construction?

It's your choice. The builder's on-site sales agent represents the builder. An independent buyer's agent can review the contract, track deadlines, attend inspections, and compare Loan Estimates for you. Buyer-agent compensation is negotiable and specific to each transaction. We'll confirm in writing how it's handled before you sign a buyer agreement or builder contract.

Can I use an outside lender and keep the offer?

Ask the builder. Some offers on this page are tied to the builder's lender: M/I's to M/I Financial and Pulte's to Pulte Mortgage's Affiliate Incentive Program. Get the answer in writing, and compare Loan Estimates from both lenders.
