Same idea, different side of the bay.

Despite the shared word, Beach Park isn't part of Clearwater Beach. Clearwater Beach is a Gulf barrier island in the City of Clearwater, Pinellas County. Beach Park is a neighborhood in the City of Tampa, on the west side of South Tampa, bounded roughly by Kennedy Boulevard, Lois Avenue, and Old Tampa Bay.

Buyers look at both because each offers waterfront living. The trade-off is lifestyle: Clearwater Beach is a resort beach town with Gulf sand and seasonal crowds; Beach Park is a quiet, tree-lined residential neighborhood minutes from Westshore, the airport, and downtown Tampa.

Clearwater Beach

Gulf sand and a resort town.

Clearwater Beach is reached by the Memorial Causeway from downtown Clearwater. Sunsets at Pier 60, a free nightly festival of artisans and street performers, runs year-round. Island Estates, across the causeway, offers canal homes with docks and the Clearwater Marine Aquarium.

Housing is mostly condominiums and townhomes on the island, with single-family canal homes on the north end and on Island Estates. Short-term rental rules, seasonal traffic, and storm surge from the 2024 hurricanes are part of every buying decision here.

  • Gulf beach and Sunsets at Pier 60
  • Island Estates canal homes and the Clearwater Marine Aquarium
  • Condos, townhomes, and some single-family canal homes
  • Seasonal visitors and event traffic
  • About 45 minutes to Tampa International Airport, traffic permitting
  • Pinellas County Schools
Beach Park

A quiet bayfront neighborhood in Tampa.

Beach Park is one of Tampa's established neighborhoods, with large live oaks, wide lots, and a mix of mid-century homes, renovations, and newer custom homes. Some streets back onto Old Tampa Bay, and the neighborhood sits a few minutes from Westshore's offices and shops and Tampa International Airport.

There's no sand beach for swimming; the appeal is bay views, larger lots, and a central location. Like much of South Tampa, parts of Beach Park are low-lying, so elevation and flood zone matter.

  • Larger lots and mature oaks
  • Bayfront homes on Old Tampa Bay
  • Minutes to Westshore and Tampa International Airport
  • Close to the Howard Frankland Bridge to Pinellas
  • Mid-century, renovated, and new custom homes
  • Hillsborough County Public Schools
